It is often said that necessity is the mother of invention. In 1998, Mahoney Realty added Property Management to its menu of services out of necessity. We had a need to manage our growing portfolio of properties and those of our development affiliate, Mariner Commercial Properties. Additionally, several of our valued clients for whom we were already handling project leasing asked MRG to take on their management responsibilities as well. Since we never want to turn down business from our loyal clients, we started our Property Management Services Division. In retrospect, we should have done it sooner.
Our dedicated property management team is proactive rather than reactive. This drives us to look for solutions to potential problems before they become problems in the first place. Also, we are fully aware of the extraordinary costs associated with replacing tenants, and how it affect asset value. We believe that an owner’s perspective is crucial for a manager when the goal is to provide a first class level of service and maximize return on investment. Since we are owners ourselves, we only want our properties managed in a first class manner, and we understand the importance of keeping tenants satisfied.
Our services include building maintenance, lease administration, operating and capital budgeting, vendor management, and property accounting. We can also provide other value-added services as required by the needs of the client and property, including: space planning, engineering and construction support.
